Seasonal maintenance visits for South Denver metro homes, built around what Colorado actually does to a house. Month-to-month. Cancel with 30 days' notice.

Front Range homes take a beating every year: freeze-thaw swings, spring hail, dry winters and expansive clay soil that moves with every wet season. Most expensive repairs start as small things nobody looked at. A clogged downspout dumping water at the foundation. A hose bib that froze. Caulk the altitude sun cooked off.

The Care Plan puts your home on a schedule. We come out each season, work through a Colorado-specific checklist, handle small fixes during the visit, and leave you a written report with photos. Anything bigger gets a quote at member pricing, and you decide.

What we check

Spring

After freeze-thaw and hail season
  • Roof edges, gutters and flashing checked for hail damage (with photos)
  • Gutters and downspouts cleared, extensions carrying water away from the foundation
  • Grading and new foundation cracks noted (expansive soil)
  • Outdoor spigots tested for freeze damage
  • Exterior caulk, paint, seals and screens
  • Smoke and CO detectors tested, filter replaced

Fall

Winterize before the first hard freeze
  • Outdoor spigots shut off, drained and covered
  • Sprinkler blowout confirmed
  • Gutters cleared after leaf drop
  • Gaps at exterior penetrations sealed
  • Weatherstripping, door sweeps, sump pump (if present)
  • Furnace filter replaced, detectors tested, crawlspace checked for moisture

Summer · Plus

Heat, UV and outdoor living
  • AC condensate line and outdoor unit area
  • Deck and railing tightness and wood condition
  • Tub, shower and sink caulk
  • Under-sink leak check, dryer vent lint check
  • Attic ventilation look-over

Winter · Plus

Mid-season check-in
  • Attic check for ice-dam signs and frost
  • Sticking doors and drywall cracks from seasonal soil movement
  • GFCI outlets tested
  • Water heater area checked for leaks
  • Small-repair list built for spring
